Rental terms

General terms and conditions for rentals.

For short term rentals of living space:

  1. Payment is done in advance unless the listing information says otherwise.
  2. Booking cancellation according to each owners/hosts rules. Please contact owner if unclear.
  3. Smoking inside is absolutely forbidden and violation could render a sanitation extra cost. Please smoke outside and/or on the balcony only.
  4. Pets are mostly not allowed but exceptions do occur. Ask the owner.
  5. The owner is responsible to maintain the space in a functional way. Owner is also responsible to have legitimate insurance of the space and pay for any community/common fees. The owner is not responsible for lost or stolen property under any circumstances. Loss of keys will be charged at 500 baht (or more if expensive lock). The tenant is responsible to take good care of the rented space and leave it in same condition it was upon check in, except for normal wear and tear. Tenant also pays for all the running costs. The tenant is responsible to have an insurance that will cover him self and/or his belongings that is not covered by owners insurance. The tenant is obliged to follow the condo- house rules specified by owner. If such rules do not exist, common sense is required.

For long term rentals of living space (one month or more):

  1. Check in and check out can be done only during office hours which is none holidays between 10AM to 4PM unless others stated in the listing. Any other check out time must be verified with host at least one week in advance.
    Deposit or Booking fee is to be paid in advance. First month rent is paid upon check in. When rental contract and inventory list is signed the host will hand over the keys. Electric- and water meter is noted.
  2. Condo and/or house for rent monthly can be booked no earlier than 1 month in advance for 1-3 months booking and 2 month in advance for 4-12 months booking or as per information in the listing. Earlier booking (unlimited) can be done only when the property in question is rented out up to maximum 2 months before your booking (only for 4-12 months booking). Contact the owner for more precise conditions. 
  3. At check out, the host will note the final electric- and water meter. Deduction from the deposit will be done for any cost not included in rental contract AND for any damaged done. NOTE – This is a written contract that both parts are obliged to fulfill. If you as a tenant break the contract terms you will be in default and deposit WILL NOT be paid back. Also note that the deposit sum CAN NOT be used to pay rent.
